Accountant

Role Purpose

The Accountant will support the companys financial operations by maintaining accurate accounting records managing project-related transactions completing reconciliations and assisting with financial reporting. The role requires experience within a Dubai-based real estate developer and a sound understanding of project accounting escrow requirements UAE taxation and regulatory compliance.

Key Responsibilities

• Record and maintain daily financial transactions in the accounting system.
• Manage accounts payable and accounts receivable activities.
• Review supplier consultant and contractor invoices against contracts purchase orders and supporting documentation.
• Verify project progress payments retention amounts variations and advance-payment recoveries.
• Maintain accurate accounting records for individual real estate development projects.
• Monitor project expenditure against approved budgets and report any variances.
• Reconcile bank accounts supplier statements customer accounts and intercompany balances.
• Monitor customer payments instalment plans outstanding balances and collections.
• Support the management of project escrow accounts and related reconciliations.
• Assist with RERA Dubai Land Department and project-related financial reporting requirements.
• Prepare monthly journal entries accruals prepayments and provisions.
• Support the monthly quarterly and annual financial closing processes.
• Assist in preparing management reports cash-flow reports and financial statements.
• Maintain fixed-asset registers and calculate depreciation.
• Support UAE VAT and Corporate Tax calculations documentation and filings.
• Ensure compliance with IFRS company policies and internal financial controls.
• Prepare schedules and supporting documents for internal and external audits.
• Coordinate with Finance Procurement Projects Sales Collections and other departments.
• Maintain complete and properly organised financial records for audit and regulatory purposes.
• Perform additional finance-related responsibilities assigned by management.

Qualifications and Experience

• Bachelors degree in Accounting Finance Commerce or a related discipline.
• Professional qualification such as ACCA CMA CPA or CA would be an advantage.
• Minimum 35 years of relevant accounting experience.
• At least 2 years of experience with a real estate developer in Dubai or the UAE is preferred.
• Practical knowledge of UAE VAT Corporate Tax and real estate escrow requirements.
• Knowledge of IFRS and project accounting principles.
• Experience using an ERP or accounting system such as SAP Oracle Microsoft Dynamics or a similar platform.
• Advanced working knowledge of Microsoft Excel.
• Strong English communication skills; Arabic would be an advantage.
