JOB SUMMARY

Our client, a leading vertically integrated real estate owner, investor, operator, and developer based in New York City, is hiring a Project Manager for its construction division. Reporting to the Project Executive / Senior Project Manager, the PM will own project planning, scheduling, resource allocation, accounting, and control, while providing technical direction and ensuring quality standards.

RESPONSIBILITIES

Project Management:

• Define project objectives, plans, and performance requirements, and select project participants.
• Oversee projects from conceptual design through completion, beginning with preconstruction: reading plans and specs, developing scope sheets, and supporting bid leveling and contractor qualification.

Project Accounting:

• Help develop early budgets and schedules; manage the project budget, track expenses, and minimize risk.
• Manage contracts and change orders, assist in negotiations, and deliver project financial reporting at scheduled intervals.
• Process RFIs, shop drawings, submittals, and payment requisitions within budgetary guidelines.

Project Compliance:

• Understand RXR insurance requirements and help the project executive work with legal and insurance managers to negotiate terms.
• Prepare site-specific Health and Safety Plans, inspect jobsites, and ensure deficiencies are corrected.
• Track permit requirements and coordinate with expeditors on filings.

Stakeholder Collaboration:

• Build positive working relationships and coordinate external stakeholders, including architects, consultants, contractors, subcontractors, and laborers.
• Liaise with internal teams, including Property Management, Leasing, Asset Management, and Development Services.

Reporting:

• Monitor construction progress, hold regular status meetings with subcontractors, and follow up proactively to keep work moving.
• Keep project documents complete and accurate, and review deliverables before client presentation.

QUALIFICATIONS

• Bachelor's degree in Engineering, Construction Management, or technical training, plus 5 to 10 years as a Project Manager with an established construction firm.
• Conceptual estimating experience in commercial and/or multi-family residential, including commercial-to-residential conversions.
• Plans and Specs: Reads and interprets plans and specs, generates scope requirements, and critiques shop drawings and submittals.
• Insurance Compliance: Strong command of insurance requirements; follows up with subcontractors to secure required certifications.
• Drawings and Design: Understands drawings, basis of design, and constructability; directs design and engineering teams to meet project goals.

Technology and Overall Knowledge Areas

• Procore and Bluebeam preferred; Microsoft Office (especially Excel and PowerPoint) required.
• OSHA 30 and NYC 4-hour Scaffold Training.
• Knowledge of entitlement and zoning processes in the relevant jurisdiction.
• Broad knowledge of all trades (scope, timing, commonly missed scope) and of MEPS systems, including the ability to scope and analyze MEPS bids.
