Black & Grey HR is hiring for a Head of Portfolio Management- Real Estate for a leading diversified business group. We are looking for anexperienced real estate leader to drive the complete commercial real estateportfolio, from development and commercial strategy to asset management andfacility operations. The ideal candidate will be responsible for maximisingportfolio value, ensuring operational excellence, leading high-performingteams, and contributing to the organization's long-term growth strategy.

• -Develop and execute commercial real estate strategies tomaximize occupancy, revenue, and asset value.
• -Conduct market research, feasibility studies, and pricinganalysis to support investment decisions.
• -Build and maintain strong relationships with tenants,clients, and key stakeholders.
• -Lead leasing and go-to-market strategies for newdevelopments.

Development & Project Delivery

• -Oversee the complete project lifecycle from planning tohandover.
• -Coordinate with design, engineering, and construction teamsto ensure timely and quality project delivery.
• -Evaluate new development opportunities through feasibilityand risk assessments.
• -Promote sustainable and innovative development practices.

Commercial & Contract Management

• -Manage lease agreements, commercial contracts, and projectcommercial activities.
• -Lead tendering and contractor selection in line with companypolicies.
• -Monitor contractor and supplier performance to ensurequality and cost efficiency.

Property & Facility Management

• -Oversee property and facility management operations acrossthe portfolio.
• -Ensure preventive maintenance, operational efficiency, andtenant satisfaction.
• -Improve asset performance through data-driven facilitymanagement practices.

Financial & Business Management

• -Manage the Commercial Real Estate P&L, budgets, andfinancial performance.
• -Monitor project costs, revenues, and identify opportunitiesto improve profitability.
• -Support long-term business growth through strategicplanning.

Leadership & Governance

• -Lead and develop cross-functional teams while driving highperformance.
• -Establish policies, operational standards, and bestpractices across the function.
• -Ensure compliance with health, safety, quality, andenvironmental regulations.

• -Prepare performance reports and supportexecutive decision-making

Requirements

• - 10–15 years of progressive experience in Commercial Real Estate, Property Development, Asset Management, or a related industry.
• -Minimum 5 years of experience in a senior leadership or management role.
• -Bachelor's degree in Real Estate, Civil Engineering, Architecture, Business Administration, or a related discipline.
• -Master's degree or MBA will be an added advantage.
